When looking for a home, desirability of an area is likely to be a key factor for many buyers. And there are certain homes that stand above the rest, in terms of price and prestige, which tend to be bunched together on very popular roads.
But where are the most expensive roads in Chelmsford found? Using our experience of working in the area, we take a closer look…
Old Lodge Court
Arguably the most sought-after road in Chelmsford, Old Lodge Court is a luxury private gated development made up of new build houses and barn conversions. It’s located on the Heritage site of Old Lodge Farm, itself found in affluent Beaulieu Park.
The development is home to its own highly regarded private school (New Hall) and will soon play host to Beaulieu Park Railway Station, which is anticipated to arrive in 2019.
Prices range from £750,000 to around £1.6 million, with some of the converted barns offering the ultimate in luxury living.
One such property that was on the market for £1.5 million, offered buyers four bedrooms, four en-suite bathrooms, a large kitchen and dining area, raised decking, an oak and glass balustrade staircase, and the possibility of a cinema room.
Meanwhile, a three storey, four-bedroom property, on offer for £1.25 million, has underfloor heating, a large garden, a spacious kitchen and family room, and separate utility and garage areas – and seems tailor-made for a family.
On the outskirts of Chelmsford and on the doorstep of Hylands Park, Margaretting Road is another of Chelmsford’s most exclusive streets. If it’s countryside living with easy access to the city you’re after, this is the sort of road for you.
One of the properties listed with Balgores Property Chelsmford, a four-bedroom, £1.2 million barn conversion, includes landscaped gardens, a detached annexe with games room, a five-car carport and four en-suites. Space and quality finishes are prioritised throughout, while the property includes a home office and gym (with the latter currently being utilised as storage).
Patching Hall Lane
To the north of the city centre, this leafy road is home to a number of impressive detached houses, mostly aimed at families. Located next to Andrew’s Park and not far from Chelmsford City FC’s Melbourne Stadium, Patching Hall Lane also has excellent proximity to a number of local schools and a reliable, regular bus service.
The houses, typically with large driveways and well-trimmed hedges, are generally four-bedroom freehold detached properties, with a few semi-detached and terraced three-bedroom homes. There are also a number of larger, five and six-bedroom homes with prices to reflect this.
A property that went on sale with Balgores for £895,000, is a good example of what buyers can expect from the road. It’s a five-bedroom detached home with a sweeping driveway, contemporary décor, three reception rooms, two en-suites, a stylish, recently refurbished kitchen and a large garden with summer house and integral garage.
It has a family-friendly layout, five double bedrooms, a large dining room and lounge, and a study, utility room and ground floor cloakroom. Local amenities are excellent, Chelmsford’s main rail station is within easy reach, and the city’s restaurant, bars, leisure facilities and entertainment venues are an half hour walk away.
Homes on this road typically go on the market for £550,000 or above, with those offering more bedrooms inevitably attracting higher offers.
Close to the station and the city centre, Pottery Lane is a quiet residential street just off of Broomfield Road.
The street, one of Chelmsford’s most sought-after cul-de-sacs, is home to a number of four-bedroom detached houses – all with excellent access to local amenities, shops, transport links (bus and rail) and the city’s respected grammar schools.
We had the pleasure to market a fantastic house, which had a guide price of between £675,000 and £700,000, that provided a fine insight into what the road offers, with beautifully furnished living areas, excellent parking provision, a stylish entrance hall, an open-plan kitchen/dining room, rear gardens and side gardens, and a detached garage.
For buyers seeking out modern, chic homes finished to an exceptional standard, Pottery Lane would be quite hard to beat. Its desirability is reflected in the prices of its homes.
Small but perfectly formed would be an accurate description for this street – which is actually a private gated mews development containing just five executive homes.
Again, ease of access to Chelmsford city centre and the train station is a big sell, while its position just off Springfield Road – one of Chelmsford’s main thoroughfares – is another feather in its cap.
Local amenities are excellent, with Aldi a short walk away and a Harvester virtually on the doorstep, while nearby green space is also plentiful thanks to Coronation Park and Springfield Green. There are also a number of schools and nurseries nearby.
A five-bedroom house, on sale with Balgores in October, is one of the development’s five homes. With an asking price of £675,000, it includes two en-suites, a family bathroom, an open plan kitchen/diner, a lounge and integral garage. It’s also highly energy efficient – an increasing consideration for environmentally-conscious buyers – thanks to its photovoltaic and thermal solar panels and an air source heat pump.
Homes are finished to a high standard on this street, include large driveways, prioritise a light, clean and airy feel and include a rear garden with a lawn, paving, side access and shed.
