For prospective property buyers, it’s important to know which local areas are improving and offer the most competitive prices before you make the decision to move.

Basildon is one Essex location which is thriving now more than ever, and it’s a suitable spot for house hunters on the lookout for affordable homes, a plethora of local amenities, green spaces and good schools.

Having been crowned the UK’s Top Commuter Town by property advisers CBRE for two years running, Basildon boasts an array of local attractions – including the Eastgate Shopping Centre and Festival Leisure Park – as well as affordable housing.

It’s also home to plenty of open space, with four hundred acres of woodland and meadow in Langdon Hill’s Country Park which is suitable for walkers, cyclists and horse-riders to explore.

The area continues to go from strength to strength, with renovation works and developments being built or already approved. Along with more luxury housing for Basildon, developers have also undertaken important improvements to the local highway infrastructure.

There are also plans to remodel Basildon’s East Square and add a new focus for the town, bringing in new shops, restaurants and cafes. This means that in 15 years’ time, £1 billion will have been spent giving the area an upgrade.

With developments such as this, it’s no surprise that the town has seen as surge in house prices. According to recent data by Zoopla, the average price for property in Basildon stands at around £275,000. This is a rise of 0.91% in the last three months (since May 2018) and rise of 2.87% over the last 12 months.

In terms of property types, flats in Basildon are selling for an average of around £170,000 and terraced houses for closer to £240,000. Despite this jump in prices, houses remain affordable compared to the rest of the county, with average house prices across Essex currently standing at just over £350,000.

Known as one of South East’s best-value commuter spots, the vibrant town is just 32 miles and 35 minutes from London. Its great transport links – which include direct access to Fenchurch Street and major a-roads connect it to the capital – make it an appealing proposition to commuters.

The wider district has a further two stations at Pitsea and Laindon. From Basildon, residents can also travel to Shoeburyness and Southend Central.

It’s clear that Basildon makes a good choice for prospective buyers who either need a change in scenery while still being close enough to the capital or aspire for higher-quality houses at affordable prices. As it’s currently a buyers’ market, homeowners would do well to consider this bustling area when starting their property search.
