Where are the most prestigious Romford streets?

Where are the most prestigious Romford streets? - BalgoresOur news

As our lowdown piece on Romford made clear, the large and popular commuter town in East London has grown significantly in recent years and offers the benefits of excellent transport links, good local schools, green space and strong local amenities.

It also has a wide range of shops (both chain and independent), cafes, restaurants, bars and leisure venues which make it ideal for people of all ages and interests, from retirees and young professionals to families and second steppers.

What’s more, as a key part of London’s commuter belt, it’s home to a number of prestigious streets packed full of high-end homes…

Lake rise

Situated beside Raphael Park and Black’s Canal, Lake Rise is a quiet, tree-lined residential street only a 20-minute walk from Romford town centre.

Two National Rail stations (Romford and Gidea Park) are within easy reach, providing Overground, TfL Rail and Greater Anglia services, while a number of District Line stations are also accessible.

When Crossrail 1 (or the Elizabeth Line) is fully operational, Romford and Gidea Park will both have stations on the route, offering slashed commute times to Canary Wharf, Central London, and Heathrow Terminals.

This four-bedroom property, on the market with Balgores Property Group for £850,000, is typical of the homes found on Lake Rise. As well as a number of original character features, it includes three reception rooms, four double bedrooms (with the master bedroom home to an en suite), a modern fitted shower room and parking space for multiple vehicles. Arguably its standout feature, though, is the landscaped rear garden backing directly onto Raphael Park and its lake. This provides exceptional views and a real conversation starter.

Local amenities are good while green space is quite literally on the doorstep.

Marshalls Park Academy and Truly Scrumptious Early Years Nursery are both very close by, while those looking for a bite to eat will be well served by Raphael's Restaurant – a family-run Cypriot establishment serving traditional dishes and afternoon tea.

Parkland avenue

Located just off Lake Rise, Parkland Avenue is another of Romford's most prestigious streets. It's a small road which packs a big punch, with an interesting mixture of homes and architectural styles on either side of the street.

This four-bedroom semi-detached family home, with a guide price of between £700,000 and £730,000, is a good example of the sort of modern, stylish, spacious property on offer here. The four double bedrooms are offered over three floors with two en suites, while the interiors have been finished to a high standard. This includes a 48ft open plan lounge and kitchen area, a utility room and a ground floor toilet.

The property also contains an outbuilding, ample off-street parking and double glazed bi-folding doors providing access to a rear garden that is ideal for a young family.

It’s very conveniently located for Raphael Park, Romford town centre and Romford and Gidea Park mainline stations.

Pettits lane

This street, very close to Romford's town centre, is one of the most desirable on offer thanks to its tall, stylish houses with large driveways and characterful gardens.

Victorian-style properties with a market price of £550,000-£750,000, are commonplace. Typically, these homes retain many original features but have been updated and improved to fit the lifestyles of modern, 21st century people.

For this price you can expect to get five bedrooms, a sizeable lounge/diner, a breakfast room, fitted kitchen, utility room and ground floor WC. Master bedrooms often come with en suite, while there is room for landscaped rear gardens with a summer houses, decking and BBQ areas. This road offers large fronts to houses and ample off-street parking is on offer.

Location couldn’t really be any better, which goes some way to explaining why it’s one of Romford’s most in-demand streets. The shops, restaurants, cafes, bars and leisure venues in Romford are right on the doorstep – a mere stone’s throw away, in fact – while nearby green space is provided by Coronation Gardens and Lodge Farm Park.

Romford station is just 0.4 miles away, making Junction Road an ideal street to live on for those looking for a quick commute. Liverpool Street station, for example, is only 32 minutes away. When Crossrail services are fully operational, this will be reduced to just 27 minutes, while Canary Wharf will be 28 minutes away, Bond Street a 35 minute commute and Heathrow reached in just over an hour.
