Step 1: Sale Ready Preparation

We begin by following the UK Government’s guidelines and making sure all required legal protocol forms are completed upfront. These include the TA6 Property Information Form, the TA7 Leasehold Information Form (if applicable), and the TA10 Fixtures and Fittings Form. These forms are then securely stored in a Buyer Information Pack hosted digitally by our trusted partner, Gazeal.co.uk. This pack is made available to potential buyers before they even make an offer, allowing them to make an informed, realistic offer and reducing the likelihood of withdrawal later.

Once an offer is agreed upon, we instantly share all necessary documents with your chosen solicitor or conveyancer to save time and ensure everything is ready to go when the sale progresses.

Step 2: Reservation Agreement

Once an offer has been accepted, we implement the Reservation Agreement. This legally binding agreement ensures that both the buyer and seller are committed to the transaction. The buyer will pay a small reservation fee, which secures their commitment to the purchase. This step reduces the chances of gazumping or gazundering, or them walking away from the deal at the last minute.

If either party withdraws without reasonable cause, the innocent party will be entitled to compensation, providing an added layer of security. This guarantees that the transaction continues with certainty, and both parties can proceed with peace of mind.
